1.国家发改委22日发布的监测资料显示,今年1月份全国房价涨幅回落,全国36个大中城市新建商品房集中成交价为7889元/平方米,环比上涨2.07%,涨幅比上月回落5.28个百分点。其中,最低和最高成交价分别为5429元/平方米和12920元/平方米,分别比上月上涨0.80%和1.15%,涨幅分别回落3.37和13.81个百分点。(新华网)
2.受节日放假及购房者观望情绪加剧影响,春节期间(2月12日-19日),各重点城市新房成交量大幅下跌,但部分城市成交价格却大幅攀升。根据中国指数研究院资料资讯中心统计,春节期间,北京新房共成交42套,其中期房36套,现房6套;深杭宁苏四城市成交量未达两位数,其中,深圳和杭州各成交5套,南京成交6套,苏州成交仅9套;北京、南京从大年三十至正月初六,连续7天零成交,尽管期间南京有60套新房认购,仍创下历年春节南京楼市成交的新低。(国际金融报)
3.2月22日,政协第十一届广州市委员会常务委员会第十八次会议召开。广州市市长张广宁在会上作了《政府工作报告》(征求意见稿)的说明。《报告》提出将原定于2012年底前解决的7万多户低收入住房困难家庭的住房问题提前全部解决。同时,将放宽廉租房申请标准,实行经济租赁住房制度,通过租住或先租后买的方式,解决“夹心层”群体的住房困难问题。(广州日报)
4.南京调控楼市挥出重拳:该市22日下午宣布,自23日起,全市个人住房公积金最高可贷额度由现行的30万元调整为20万元,同时暂停发放二次(含)以上个人住房公积金贷款。(中国新闻网)
5.重庆市政府提出今年开工建设500万平方米公租房,年底向社会投放20万平方米公租房。重庆市的保障性住房将实施“5+1”模式,即过去采用的廉租房、经济适用房、危旧房改造、城中村改造、农民工公寓五种保障方式,与公共租赁房这种新的保障方式并举,全力满足群众基本住房需求。(工人日报)
6.2月22日,从深圳各大银行了解到,房贷优惠并没有在春节后有所松动,反而比春节前更为收紧。目前除少数几家银行外,大多数银行已经明确实行首套房利率8.5折的规定。首付也明显从紧。(每日经济新闻)
7.国家统计局海口调查队透露,1月份,海口市房屋销售价格比去年同期上涨31.8%,涨幅较上个月增加21.9个百分点,刷新多年来的月涨幅纪录。其中,普通住宅同比上涨37.8%,环比上涨20%;高档住宅同比上涨29.3%;高档公寓同比上涨31.5%,环比上涨17.5%。(京华时报)
8.内地一线地区楼市已进入收缩阶段,北京及上海于二月初至春节期间销情呆滞,开盘冷清,个别楼盘更悄悄降价。深圳及杭州年三十至初五,全市新盘成交竟「捧蛋」。二手同样不济,北京房地产交易管理网显示,二月中旬二手房交易仅427套,较上月同期跌逾90%,整体成交价亦跌7%,意味本月或出现近一年来首次价量齐跌。(苹果日报)
9.在监管者下令要严控地产类融资之际,内地银行界消息指,银行在春节后已不再一面倒「打压」地产项目的融资。据悉,数间大型银行于去年底对地产发展商批出的借款申请,近日亦向个别实力地产商开「绿灯」,批出额度,不过,金额则较去年缩减,同时,暂时只选择一些具实力企业作对象。一地产发展商承认,已接获银行通知,去年底批出的申请工程融资终取得额度,令他们有钱起楼。银行目前批出的贷款,不少属于去年底积压下来,年初申请的,不少仍处于「胶着状态」。(苹果日报)
10.新地(SunHungKaiPropertiesLimited)近期积极在本港及内地吸纳土地,昨天不单止夺得将军澳地皮,更以47.05亿元人民币,再投得广东省佛山巿一幅商住土地,每平方米楼面地价2941元人民币,连同早前购入毗邻另一幅相同用途地皮,两幅土地占地面积74.85万平方米,相当于本港太古城(占地面积25.9万平方米)的1.9倍。(明报)

1.昨日应是本年度最后一场土地拍卖,参与竞投的发展商,都曾在该区有发展经验,极熟悉市况,所以彼此出价极为明快,首35口价在10分钟内完成,之后拍卖官在见气氛略缓,便将每口竞价由3000万,降至1000万元,以搞热气氛。新地(SunHungKaiPropertiesLimited)更以多达3个号码牌,「梅花间竹」迎战由头坚持到底的南丰,最后终由3号牌代表,在第68口价的33.7亿元高底价68.5%夺地,过程约22分钟。(苹果日报)
2.政府为纾缓土地供应紧张情况、以及让更多的中小型发展商可参与地皮拍卖,消息人士指,政府研究由本年起,视乎实际情况,不定期推出土地作出拍卖。有部分发展商认为,现时土地政策行之有效,暂时未有作出改变的需要。但相信此举可让中小型发展商,较容易补充土储。(星岛日报)
3.将军澳地昨以高价售出,市场焦点投放于明天截标的九龙南?柯士甸站C及D豪宅高价地上,其中长实(CheungKong(Holdings)Limited)昨表明,一定会入标竞投,而拥有九龙站多项发展的新地,亦计划出战,两大发展商将再度正面交锋。被视为将军澳区大地主之一的长实,昨天不敌新地,最终未能就将军澳66B地皮再下一城,扩张区内版图计划落空。惟长实副主席李泽巨未有因此感到失望,并透露,会把焦点投放于明天截标的柯士甸站C及D地盘,并会入标竞投。而昨天成功击退包括长实等发展商,并再下一城投得将军澳站地皮的新地,亦表明会入标竞投柯士甸站项目。(经济日报)
4.卖地成绩理想,二手豪宅成交价再创新高。市场消息指,山顶红莓阁单号屋,面积约3200方呎,成交价约1.05亿元,呎价32,810元,创该屋苑呎价新高纪录;原业主于94年以约4000万元买入,经是次转让帐面获利6500万元,持货16年帐面升值1.6倍。(明报)
5.资者持续追捧铺位物业,市场消息指出,尖沙嘴海防道32-34号宝丰大厦地下D号铺及阁楼,铺位面积仅800方呎,租客为影音店,刚以1.59亿元售出,呎价约20万元。新买家为董姓投资者,活跃于区内商铺投资已有多年,包括去年斥资约5300万元购入加拿芬道29A号地铺,该铺约1000方呎,由时装店租用。(明报)
6.甲厦交投活跃,上环信德中心高层单位,面积二千四百一十八方呎,以每方呎一万三千九百元易手,物业于一年半升值两成四,新买家收取回报两厘七。消息人士透露,上址为信德中心西翼二十九楼十二号室,单位望侧海景,涉资三千三百六十一万元,单位连租约易手,现时呎租三十一元,以易手价计算,回报两厘七。新买家于○八年六月以每方呎一万一千二百五十元购入上址,金额为二千七百二十万二千五百元,持货一年半,帐面获利六百四十万七千五百元,获利两成四。(星岛日报)
7.近年豪宅价格屡创新高,大鸿辉集团主席梁绍鸿表示,目前豪宅升已至「天价」水平,回报低至二至三厘,再不是投资工具,有需要的用家才会买,料今年该现象持续,令豪宅与中小型物业价格差距愈来愈远。正因豪宅价格急升,令「面包」远远贵过「面粉」,他看好地皮升值潜力,认为有爆炸性的上调空间。(星岛日报)
8.元朗YOHOMIDTOWN过去数天销情热烈,不少向隅客昨日继续到售楼处选购心水单位,另不少投资者见项目销情炽热,相继大手购入单位,市场一名投资者便大手洽购10个单位,涉资逾6,000万元。区内代理透露,数天来YOHOMIDTOWN售楼处销售气氛一直十分热烈,昨日售出逾30个单位,除上述投资者大手洽购10伙外,另外一名梁姓投资者昨日以约2,800万元,购入4个大单位。项目累积售出约900个单位,不少买家以口头形式于二手市场放盘,估计现时二手放盘多达200伙,大部分业主提价15%,惟暂未录得二手摸货成交个案。例如2座中层A室,面积573平方呎,投资者以约290万元购入,现时叫价320万元求售。(经济日报)
9.本港龙头大行汇丰上周首度推出拆息按揭计划,其他银行不敢怠慢,昨率先有银行跟随下调新造按息,与汇丰优惠看齐。市场人士认为,其他银行将提供优惠,惟进一步下调按息的机会微乎其微。(苹果日报)
Mainland China
1. Mainland leaders have vowed to continue fiscal stimulus spending and appropriately loose monetary policies this year, and say the economy has not yet fully recovered from the impact of the global financial crisis, state media reported yesterday. President Hu Jintao chaired a meeting of the decision-making Politburo yesterday to review the annual government work report to be delivered at the annual plenum of the National People's Congress, which begins on March 5. The announcement, aimed at setting the tone for this year's economic development, is expected to ease concerns Beijing will announce further tightening. (SCMP).
2. Shanghai’s economic ride is showing no sign of entering the slow lane. The latest set of bullish statistics shows the city approved 20 projects abroad last month, the value of which increased nearly sixfold from a year earlier to US$239.5 million. Shanghai investors were taking the lead in this rush of outbound investment. About 75 percent of outbound investment in the city flowed to Europe in January, with a value of US$179.5 million. It was followed by Asia, accounting for 20.4 percent of the total. Real estate proved "hot property" among Shanghai investors, with US$178 million going to the sector. The manufacturing industry, however, attracted just US$16.8 million. (Shanghai Daily).
3. The head of state-owned conglomerate China Everbright Holdings has warned of the dangers of rising property prices on the mainland and said that because of market volatility the group would be cautious about investing in the sector this year. Price rises in some places were "frightening", chief executive Chen Shuang said in a rare warning by a senior mainland property executive. He believes a bubble exists in the mainland housing market, and that an interest rate increase will probably be announced by the People's Bank of China earlier than the market consensus of the third quarter. He also says measures taken so far by the central government to tighten monetary policy are essential given how much liquidity is in the system. (SCMP).
Hong Kong
1. Strong sales at its Yoho Midtown development in Yuen Long encouraged Sun Hung Kai Properties to snap up a mass residential site in Tseung Kwan O yesterday for HK$3.37 billion, more than the market had expected. The sale means the government has pocketed land revenue of about HK$32 billion this financial year, almost double the HK$16.5 billion that it projected in its budget forecast last year. Land revenue last financial year totalled just HK$16.91 billion. The site, next to Bauhinia Garden, covers an area of 132,397 sq ft and can be developed into a mass residential project with a total gross floor area of 728,185 sq ft. To avoid a development with too great a building density, the Planning Department has imposed a height restriction of 100 metres. The project is also limited to 880 units. (SCMP).
