戴德梁行:今日全球楼市速览(2010.03.01)

Hong Kong

1.     Financial Secretary John Tsang Chun-wah warned yesterday that new measures would be rolled out to cool property prices if steps he introduced in the budget did not do the job.  The budget has been heavily criticized by lawmakers and members of the public for failing to address the difficulties many people face in buying a home. (SCMP).

2.     The government's move to make more sites available for flats is unlikely to cause a property glut and push prices down, according to property analysts. (SCMP).

3.     Sun Hung Kai Properties ' decision to pay a steep price for a residential site in Tseung Kwan O is a move to take advantage of its development across the street and use the high land cost to price the flats there at a large premium, market watchers say.  Last Monday, SHKP paid HK$3.37 billion or HK$ 4,628 per square foot for a plot at area 66B in Tseung Kwan O.(SCMP).

4.     A study aimed at revitalising the secondary sales market for subsidised Home Ownership Scheme flats will be completed in several months, housing minister Eva Cheng says. “[Our] work mainly focus on [boosting sales of] small-sized properties. We believe that these HOS flats which are now worth HK$2 million or less… have a certain degree of attractiveness,” she said yesterday. (SCMP).

5.     Cheung Kong (Holdings) is launching three new projects this month, as well as putting 47 special units at its luxury Celestial Heights development back on the market after deals on their sale collapsed. The developer will be seeking to get HK$16,000 to HK$23,000 per square foot when phase one units in Ho Man Tin are relaunched between the middle and late this month, said Francis Wong See- chung, director of Cheung Kong Real Estate. (The Standard).
