戴德梁行：今日全球楼市速览(2010.03.10)

4.     物业顾问持续看好本港楼市上半年表现。戴德梁行北亚区发展策略部主管陶汝鸿表示，该行早前预期，今年上半年本港的中小型住宅楼价，可录得5%至10%升幅，暂时至第1季止已升近5%，现时升幅是该行预期之内，至于本港下半年楼市走势，仍要视乎全球经济发展及息口走向。对于市场有声音提倡政府复建居屋，陶汝鸿表示，虽然豪宅价格急升，但目前市场仍有很多呎价介乎2000至3000元的上车盘。至于复建居屋对私人住宅市场的影响，他指出，由于居屋与私人物业的买家属不同市场，相信即使复建对私人楼价格的影响亦不明显。另外，戴德梁行中国投资部联席主管叶国平表示，内地资金占大额物业交投的比重，由2008年的1%急升至2009年11%，相信稍后有关比重将会升至15％至20%水平。（明报）

1.     Chinese people are the best savers in Asian markets, according to the latest industry survey. They put 18% of their monthly salaries in the bank, said the HSBC Life Insurance survey. By comparison, Singaporeans save 16% of income and Malaysians 8%. Despite the high savings rate in China, 69% of respondents said they didn’t think they were saving enough and 42% said they would save more in future. (Shanghai Daily).
Hong Kong
 
1.     Resales of Home Ownership Scheme flats hit a 12-year high, as new entrants to the housing market turned to the government-subsidised units because of sharp increases in private sector property prices. (SCMP).

2.     Home sales in Hong Kong show no sign of abating despite the government's message that it will closely monitor the booming real estate sector and mounting calls for building to start again on subsidised flats for the needy. From March 1 to March 7 there were 420 pre-sale agreements signed for second-hand homes, a rise of 23 per cent on the 342 deals in the previous week, according to Ricacorp Properties. Prices rose 0.1 per cent week on week, taking growth in the past 15 weeks to 8.5 per cent, it said. (SCMP).

3.     MTR Corp (0066) plans to put two residential projects up for tender by the end of September and sell up to 5,000 flats this year. The moves are aimed at boosting property income and answering the government's call to increase home supply. (The Standard).
