【全球楼市】今日全球楼市速递(2010.08.05)

  中国内地

  1. 国家统计局资料:截至今年6月末,全国房地产开发企业商品房待售面积为19182万平方米,同比增长6.4%。如果按照去年全国商品住宅93713万平方米的年销售进度,上述空置房仅够市场消化2.5个月,而如果按照90平方米中小套型商品房的标准计算,目前我国商品房大约有空置房213万套。 (北京商报)

  2. 来自研究机构的统计资料显示,一线城市上周成交全面反弹,连续三周保持双位数增长,且有13个二三线城市合计成交环比上涨9.3%。业内人士认为,自7月中旬以来楼市成交量已经连续三周上涨,其中价格调整相对充分的一线城市反弹尤为突出,总体来看楼市成交筑底回升的局面较为明显。 (证券时报)

  3. 深圳罗湖区委区政府正在对笋岗-清水河物流园区进行重新定位。总体目标是按照“现代产业集聚”和“西有前海、东有笋岗”的要求,建设总部经济园区和现代都市综合体。据悉,这一片区改造项目的投资匡算达到了370亿元,是罗湖建设国际消费中心的核心区域,拟建设深圳最大的总部基地和最大的新兴商业区。 (深圳商报)

  4. 上海市房管局局长刘海生透露,经适房将放宽准入标准,并在全市推开。公租房要扩大保障,并多管道筹集房源。据悉,上海将把试点期间2300元的人均月可支配收入限额和7万元的人均财产限额分别放宽至2900元和9万元,并对不同人口结构家庭适当设置调节系数。

  5. 深圳市地税局发布公告,从2010年8月1日(征收期)开始调整土地增值税预征率。此次土地增值税预征率调整后,普通标准住宅按销售收入2%预征,别墅为4%,其他类型房产为3%。 (深圳商报)

  6. 远洋地产旗下全资子公司——北京远干置业有限公司分别以网上报价5.225亿元和13.773亿元拿下罗店新镇F1-4和F1-6两幅地块。这是远洋地产在上海首次获得纯住宅用地。 (上海证券报)

  香港

  1. 恒基营业部总经理林达民表示,旗下南区赫兰道独立屋项目,其中十一号大屋已经沽出,成交资料昨日并已于楼盘网页上公布,成交价为六亿六千万元。按资料指出,这幢大屋面积为一万三千零三十三方呎,呎价达五万零六百四十一元,签署买卖合约日期于八月九日,而是次交易,买家并非发展商的董事局成员或其直系亲属。是次交易引起市场广泛注意,皆因成交金额六亿六千万元,创下本港单一新盘洋房成交价纪录。 (星岛日报)

  2. 西贡竹洋路单号屋,面积约二千四百零八方呎,成交价约四千五百万元,平均呎价约一万八千六百八十七元,据悉,买家为外区住客。原业主于○六年时,以二千八百万元购入该址,现时帐面获利约一千七百万元。 (星岛日报)

  Mainland China

  1. Sino-Ocean Land Holdings Ltd – a major real estate developer listed in Hong Kong, bought 2 land parcels in north Shanghai's Baoshan district for RMB1.9bn through 2 subsidiaries. The plots are zoned for homes and are in the central areas of Luodian New Town. The parcels, covering an area of 43,300 sq m and 107,824 sq m, were sold at a per GFA price of RMB20,100/sq m and RMB21,300/sq m, respectively. Starting prices for the 2 plots were both around RMB16,000/sq m. "The latest results have indicated that land prices in the Luodian area have more than doubled over the past year," said Gong Min, a research manager with Shanghai Centaline Property Consultants Ltd, operator of the city's largest estate chain. "High-end villas will be built on the 2 parcels which might be able to fetch a sale price of between RMB35,000 to RMB40,000/sq m upon completion." In September 2009, land zoned for homes about 1.5 km from Sino-Ocean Land's latest buys was sold at a per GFA price of RMB9,128/sq m, then the highest in the area, according to Centaline research. At the moment, new apartments in Luodian are sold between RMB17,000 and RMB18,000/sq m while villas cost between RMB26,000 to RMB33,000/sq m on average, industry statistics show. (Shanghai Daily).

  2. One of the twin hotel towers in Shanghai’s prime Xintiandi area is set to open its doors on 1 October, about 5 years after the project was launched. Langham Hotels International, a wholly owned subsidiary of Hong Kong-based Great Eagle Holdings, announced that it will unveil The Langham Xintiandi, a 357-room luxury hotel, on National Day as the company moves forward to strengthen its footprint on the Chinese mainland. The twin towers, where construction was halted for more than a year until the beginning of 2010, have been a long-time eyesore in the area due to their high-profile location and positioning. Work on the project finally resumed after Hong Kong-based Shui On Group, which originally held a 15% stake in the project, agreed to acquire the remaining 85% from Leo Investment. In April, Great Eagle said in a filing to the Hong Kong stock exchange that it would pay about HK$569.7m for a one-third interest in one tower, allowing Langham Hotels (Shanghai) Co to manage the hotel for 20 years.
