1. 为贯彻落实《国务院关于鼓励和引导民间投资健康发展的若干意见》,国务院办公厅近日发文,进一步明确中央和地方政府部门在鼓励和引导民间投资健康发展方面的分工和任务。国家发展和改革委员会、商务部、财政部等20多个部门分别承担相关任务。而新“36条”将鼓励民间资本参与土地整治和政策性住房建设等领域。 (经济参考报)
2. 4月房贷新政出台之后,上海的住房开发贷款关注类总量呈逐月上升之势,4-6月分别增加1.72亿元、6.32亿元和14.04亿元,开发商还贷能力开始下降,而且75%土地储备贷款都是在2009年以后发放,拿地成本较高,未来将面临更大的偿还压力和抵押物减值风险。房地产信贷风险由隐性转向显性的可能加大。 (中国经济时报)

1. Weekly sales of new homes rose to the highest in 3 months in Shanghai while the average price stayed below the RMB20,000/sq m barrier for the 7th consecutive week. Sales of new homes, excluding those designated for relocated residents under urban redevelopment plans, jumped 44% to 115,000 sq m last week, the highest weekly volume since 26 April, Shanghai Uwin Real Estate Information Services Co said. New homes sold at an average RMB17,678/sq m during the 7 day period, a 4% drop from a week earlier. That's also the lowest average weekly price registered this year, according to Uwin. A new residential development in suburban Jiading district, the city's best-selling project by area for 2 straight weeks, sold 81 units from 12-19 July, its launch week, at an average price of RMB11,883/sq m. This compared with prices of RMB13,000 to RMB15,000/sq m in a neighboring area. The project's sales soared to 171 apartments from 19-25 July with the average price climbing 5% to RMB12,502/sq m, Uwin statistics showed. (Shanghai Daily).
2. State-owned Minmetals Land Limited said yesterday it acquired five parcels of residential land in Xianghe county, Hebei, for about 318 million yuan (HK$364 million). Minmetals Land, the Hong Kong- listed real estate flagship of China Minmetals Corp, said it bought those sites - amounting to an aggregate site area of 265,000 square meters and a maximum gross floor area of 662,000 sq m - via auction, together with an unidentified mainland partner. This residential land would help the company raise its land bank to roughly 3.7 million sq m, it said in a statement yesterday. The site, which is located in Jiangxintun town near the Jingshen Highway exit, will be developed into an eco-community, according the Xianghe government. Minmetals Land was among the 16 state-owned enterprises the central government allowed to stay in the real estate business while 78 others were ordered to withdraw. (The Standard).

1. Emperor International sold five more homes at The Java yesterday, taking the number of flats sold in the North Point project to 42 so far. The largest apartment in the 75-unit development was put on the market on Sunday. The luxury flat on the 35th floor has a gross floor area of 2,197 square feet and is worth HK$43.94 million, or HK$20,000 per square foot. Sun Hung Kai Properties, meanwhile, released another eight flats and one special unit at Larvotto in Ap Lei Chau, issuing two separate price lists yesterday. The average price for the eight flats in Block2 is nearly 37 percent higher at HK$19,016 psf compared with HK$13,888 psf for a previous batch. The latest flats on offer are larger. Their prices range from HK$50.31 million for a 2,423 sq ft apartment to HK$40.97 million for a home measuring 2,363 sq ft. The special unit in Block 7 is priced at HK$72.35 million, or HK$27,500 psf, and has a gross floor area of 2,631 sq ft. (The Standard).
