戴德梁行：今日全球楼市速览(2010.04.15)

10. 2010大連春季房交會於4月9日-12日召開，來自國內外的24.5萬人次參觀了展會，房屋成交及意向9065套，金額65.6億元。其中商品房成交及意向6755套，金額51.2億元，比2009年秋交會分別上漲3%%和5%%；二手房成交及意向2310套，金額14.4億元，比去年秋交會有小幅上漲。本次展會新亮相樓盤較多，比去年秋交會大幅增長超過7成，但多數樓盤只展示未進行定價，預計下半年的樓盤集中上市將令市場競爭更加激烈。同時參加本屆春交會的樓盤，不少曾在2009秋交會上亮過相，雖然時間僅僅過了6個月，但報盤價卻都有了明顯提高，普遍上漲在每平方米1000元以上。（新商報）

1.早前推出招標的大嶼山梅窩銀礦灣路9號銀濤軒，土地註冊處資料顯示，物業於截標前以1.15億元沽出，項目包括16幢別墅及16個車位，總建築面積約21,530平方呎，平均呎價約5,341元。另外，南豐集團或有關人士，上月底以7,900萬元購入南區壽臣山春暉園B型雙號屋。土地註冊處資料顯示，上述洋房由創豪發展有限公司購入，董事包括何海基、劉美瑤及白敦六，公司登記地址為南豐集團位於中環中建大廈9樓。（經濟日報）

2. 近日豪宅交投保持活躍，連帶發展商高層亦趁機出貨，據悉新世界代理執行董事何伍燕榆或有關人士私人持有東半山松柏新村單位，剛以約4,700萬元獲買家出價洽購至最後階段，可望於日內落實售出，呎價約17,400元。（成報）

3. 資料顯示，中半山堅尼地道14號堅麗閣，一個面積3,400平方呎的高層B室，日前以5,439.8萬元易手，買家為一家名為騰陞置業有限公司，其董事正是賭王何鴻燊女兒何超雄。（經濟日報）

Mainland China

1.  Foreign direct investment in China maintained a steady growth rate in Mar. Foreign investors allocated US$9.42bn on the Chinese mainland last month, up 12.08% from a year earlier and extending the growth for an 8th straight month, the Ministry of Commerce said. The Chinese Government approved the establishment of 2,296 overseas-funded companies in Mar, rising 28% y-o-y. (Shanghai Daily).

2.China will continue to increase the supply of ordinary housing and further crack down on price speculation in the property market, he Ministry of Housing and Urban –Rural Development said on its website. Under its plan, 3 million units of low and medium apartments will be built and 2.8 million units in shanty areas renovated this year, while different mortgage and tax policies will be adopted for end-users and speculator, the statement said. 3. A report released by the Ministry of Finance said land sales totaled RMB1.42 trillion in 2009, a rise of 43% from 2008. Of that, RMB18.7bn had been allocated for low rent housing. (Shanghai Daily).
