12. 佳兆業公布,與長江(中國投資)訂立合作協議,共同發展深圳龍崗區的舊城改造項目,總土地面積約七點七平方公里,合作雙方將就地塊申請重建作商住用途。根據協議,雙方將成立合營公司,負責規劃、發展、興建、銷售及管理項目,預計合作雙方將各佔五成利潤。該地塊現在並不屬於合作的其中一方,發展權仍有待深圳相關政府部門批核。(信報財經新聞)
13. 中國奧園公布,以總代價約1.77億元(人民幣.下同)向廣東瑞華集團購入廣州中央商業區珠江新城的商業物業。該物業包括總建築面積六千六百方米的商業寫字樓及四十三個車位。另外,中國奧園擁有收購額外車位的選擇權,代價為不超過1600萬元,物業預計在今年7月底或之前完成。(信報財經新聞)

1. 近期全幢買賣旺,位處核心區的全幢寫字樓更成投資者追捧對象。旭日企業董事長楊釗,剛以5.9億元,沽出灣仔駱克道博匯大廈全幢,平均呎價近9,000元,租金回報約3.2厘。據了解,物業為一幢21層高乙級商廈,地庫、地下至5樓為舖位,6樓至21樓為寫字樓。該廈現時每月租金收入約160萬元,以5.9億元成交計,租金回報約3.2厘。物業原由電訊盈科持有,並於97年以3.28億元高價購入全幢,多年前曾翻新物業,並於2004年以2.1億元把物業售予旭日企業董事長楊釗,故電盈當年沽貨蝕1.72億元,而楊釗持貨6年轉手,獲利3.8億元。(經濟日報)

4. 受投資物業重估由虧轉盈帶動,爪哇控股截至去年底年度錄得純利11.2億元,按年增加十六倍,每股盈利1.74元,末期息每股6仙;如扣除大額投資物業收益和相關稅項的影響後,每股核心盈利6仙,按年減少88%。由於去年推售的物業項目減少,影響期內營業額減少66%,至5.3億元,計入投資物業重估盈餘前的營業溢利1.65億元,同比減少62%。(信報財經新聞)

1. Beijing is stepping up preparations for a property tax, an official said yesterday, but he stopped short of saying a final decision has been taken. Debate on the merits of a tax, which would be levied annually on the value of a property, has intensified in recent months. Advocates say it would dampen speculative buying and hoarding of property, thus dampening house price inflation, and would give local authorities a more regular source of revenue. (The Standard).
2. A cluster of warehouses and banks dating back to the 1920’s along Shanghai’s Suzhou Creek are expected to regain their original look and get new life as an entertainment venue, local authorities said. The 17 old buildings, including the former China Bank, mainly located along the north bank of the Suzhou Creek, will be repaired and restored to their old appearance. Some newly built structures will be redone to look old, said Cao Liqiang, vice governor of Putuo district. The renovations will begin after the Shanghai World Expo ends on 31 Oct. High-end office buildings will stand beside the old architecture, Cao said. Within the 3.19 sq km area, more shopping venues and residences will be built in the middle belt of the area.
