1.世界銀行發佈半年度評估報告,將中國2010年的經濟增速預期由8.7%上調至9.5%,並預計中國2011年的經濟增速將降至8.7%,與去年持平。世界銀行上調了對今年東亞經濟增速的預期,理由是出口需求復蘇、該地區持續的財政和貨幣刺激政策及消費支出的迅速反彈。(觀點地產網)
2.沉寂的二手房交易市場進入3月後突然啟動,以热闹的姿態一路攀升,上海、杭州、深圳三地甚至出現購房者排隊搶購二手房,賣方臨時加價的情況。據某仲介統計資料顯示,上周北京二手住宅創下了今年以來單周最高成交量,達到8846套。截至3月底,上海市二手房均價達到20370元每平方米,環比上月上漲1.34%。而廣州市二手房均價9375元/平方米,環比上月上漲0.98%,比2009年11月份的均價8612元/平方米上漲8%;深圳方面,3月底,二手房均價為13809元/平方米,環比上月上漲4.37%,比2009年11月份的均價12117元/平方米上漲14%。(星島環球網)
3. 繼重慶宣佈擬征特別房產消費稅後,有消息稱,上海擬開徵住房保有稅。該項工作由上海市住房保障和房屋管理局牽頭負責,目前基本方案已定。目前上海制訂的方案是徵收住房保有稅,也是對房產保有環節徵稅,其所起到的市場調節作用與物業稅相同。(上海證券報)
4. 目前廣州市在冊的爛尾地塊達141宗,在冊的爛尾樓盤有57宗,涉及臨遷戶16165戶。目前在冊的爛尾項目中的120宗已得到解決,爛尾樓盤也已解決了53個。這意味著超過九成以上的爛尾項目得以“復活”。(中國新聞網)
5. 深圳市規劃國土委之前出臺的《深圳市住房建設規劃2010年度實施計畫》中表明,作為保障性住房之一的香蜜湖辦事處、香蜜湖醫院改造項目位於深圳市福田區最著名的豪宅區。昨日,深圳市規劃國土委表示,暫緩香蜜湖地區建保障房。(廣州日報)
6. 全球最大國際服務公寓業主與營運商———雅詩閣宣佈正式進入成都,開立首家盛捷品牌服務公寓。此舉不僅意味著雅詩閣首次進駐蓉城,同時也力證雅詩閣深耕中國的計劃正在穩步開展,業務版圖已擴大到13個城市。日前,雅詩閣(中國)服務公寓基金與裡安建業有限公司下屬公司簽署協議,同意以3.666億人民幣的價格收購裡安建業有限公司旗下一非直屬子公司。該公司擁有成都市招商銀行大廈部分物業。(成都新聞網)
7.碧桂園稱,計畫回購價值人民幣43.1億元、2013年到期的美元計價可轉換債券。為上述回購計畫融資,碧桂園同時計畫發行7年期優先票據,但沒有透露具體發行規模。碧桂園已向新加坡交易所申請票據於新加坡交易所上市。(21世紀經濟報導)
8. 英國太古集團名下地產業務分拆上市消息近期得到確證。來自香港方面的消息稱,太古地產定於4月15日在港交所進行上市聆訊,募資額約300億港元,保薦人為高盛、滙豐及摩根士丹利。(東方早報)
9. 歷經10餘年建設、打磨,華中第一高樓—民生銀行投入使用開始倒計時。武漢香利房地產公司與民生銀行武漢分行進行交接:位於新華路上的中國民生銀行大廈,正式移交給民生銀行武漢分行。(武漢晚報)
10.太古地產有限公司的附屬公司太古匯(廣州)發展有限公司宣布,與中國銀行廣東省分行簽訂額外的融資安排,將原有的融資金額增加至人民幣26.5億元,以供發展廣州太古匯項目用。為期5年的融資安排先於去年4月簽訂,金額原為人民幣20億元,由太古地產作擔保。雙方商議後,同意簽訂協議將融資金額增加人民幣6.5億元。(明報)
11. 內地三月份樓市回暖,內房企業陸續公布亮麗的首季銷售成績,SOHO中國、合景泰富及首創置業首季合共錄得近一百一十二億元(人民幣.下同)的合約銷售金額。SOHO中國公布,首季合約銷售金額達五十八億元,按季增長百分之十三。同樣以北京為基地的首創置業,截至今年三月底止,累計實現簽約金額為十七億七千萬元,較去年同期增長二成半,涉及簽約面積十六萬方米,同比下降百分之四。合景泰富首季銷售收入則激增五倍,涉及金額約三十六億元;迄今,第一季度已完成今年全年銷售目標三成六;單是三月份合約銷售則達二十億元。(信報財經新聞)
12.前日,香港聯交所主機板上市公司——人和商業控股有限公司,以總價2.89億元買下順城街、鹽市口、東禦街地下空間40年的使用權及經營權。本次出讓地下的空間使用權及經營權範圍,包括東禦街、順城街局部、鹽市口街、東大街、大業路等地,建築面積將在原有的4.01萬平方米基礎上新增5.04萬平方米,總面積達9.05萬平方米。人和商業控股有限公司是香港聯交所主機板上市公司,擁有雄厚的經濟實力,市值大約404億元港幣。該公司致力於大型地下人防工程的投資開發建設及運營與管理。(成都商報)

1. 粵港雙方昨日在國家副主席習近平見證下簽署《粵港合作框架協議》,正式確認香港作為珠三角金融體系的「龍頭」地位,其他城市則擔任支援及香港金融業腹地的角色。框架協議中指出:「建設以香港金融體系為龍頭,廣州、深圳等珠三角城市金融資源和服務為支撐的具有更大空間和更強競爭力的金融合作區域」。首次明確規定了香港和珠三角城市在金融產業發展的分工合作關係,並正式定立香港作為珠三角金融龍頭的地位。而金融合作的具體政策方面,協議規定為香港發展人民幣離岸業務創造有利條件,容許香港金融機構設立廣東村鎮銀行、小額貸款公司,為港資銀行在廣東縣域提供「提前布點」的條件,爭取在深圳證劵交易所推出港股ETF,以及鼓勵香港保險業代理機構在粵設立獨資或全資公司提供保險業務。(星島日報)

5.老牌投資者大南製衣集團王氏家族,剛沽出上環新紀元廣場八樓全層,涉資逾一億六千萬元,持貨五個月,帳面獲利二千九百三十五萬六千九百萬元。消息人士透露,上址近期一直獲買家積極洽購,昨日終於達成協議,以每方呎一萬零六百元易手,以面積一萬五千四百五十一方呎計算,成交價一億六千三百七十八萬元,大南製衣集團王氏家族,於去年十一月以每方呎八千七百元購入上址,涉資約一億三千四百四十二萬三千多元,五個月間獲利二千九百三十五萬六千九百萬元,物業升值一成八。(星島日報)

1. Hong Kong Special Administrative Region and Guangdong Province reached a framework agreement on cooperation yesterday in a bid to build the most vibrant and competitive city cluster in the Asia-Pacific region. Chinese Vice President Xi Jinping attended the signing ceremony yesterday held at the Great Hall of the People in Beijing. Signed between the governments of Hong Kong SAR and Guangdong, both in south China, the agreement covers cooperation in 9 areas, including trans-boundary infrastructure, modern services industry, manufacturing, science and technology innovation, business environment, living environment, education and talent. The 2 sides hope to build a world-class economic area. Hong Kong serves as a global financial centre while Guangdong is the country's manufacturing export hub. Hong Kong is about 200 km southeast of Guangzhou, capital of Guangdong. The 2 sides hope to further enhance Hong Kong's status as a global financial centre and speed up Guangdong's financial services development through cooperation, according to the agreement. It also aims at maximising Hong Kong's advantage in the services and Guangdong's advantage in manufacturing, to create an advanced production and modern service industry base. Under the pact, Hong Kong and Guangdong will speed up construction of cross-boundary infrastructure facilities, optimize business environment and enhance personnel, cargo, information and capital exchanges, so to establish an international aviation hub, shipping centre and logistics centre in the region. The agreement also stresses development of green economies and ecological conservation. (Shanghai Daily).
2.Great Eagle Holdings Ltd – a Hong Kong property and hotel company, announced on Tuesday that it plans to pay about HK$569.7m for a one-third interest in one of the twin hotel towers in Shanghai's Xintiandi, which is owned by Shui On Group. Completion of the acquisition is still subject to the fulfillment of various conditions, including the approval of independent shareholders, Great Eagle said in a filing to the Hong Kong stock exchange. The 24-story luxury hotel, with 357 guest rooms, is still under construction but is set to be complete in about the 3rd quarter of this year. Langham Hotels (Shanghai) Co Ltd, a wholly owned subsidiary of Great Eagle, will have the exclusive right to manage and operate the hotel for 20 years from its opening, according to the announcement. Great Eagle and Shui On Group are related. Lo Ka Shui, chairman and managing director of Great Eagle, and Vincent Lo, chairman of Shui On Group, are brothers. Construction of the twin hotel towers in Xintiandi finally resumed around the beginning of 2010 after being suspended for nearly a year after Hong Kong-based Shui On Group, which originally held a 15% stake in the development, agreed to acquire the remaining 85% from Leo Investment, according to earlier media reports. 3. Australia and New Zealand Banking Group Ltd – said yesterday it has received preparatory approval to be the 1st Australian bank to be locally incorporated in China as it follows its American and European rivals to deepen roots in the market. The group has the preparatory green light to set up a wholly owned subsidiary - Australia and New Zealand Bank (China) Co - and it expects to complete the local incorporation within this year to propel it to be "a super regional bank." ANZ has 3 branches in Shanghai, Beijing and Guangzhou, a sub-branch in Shanghai as well as a rural bank in Liangping in Chongqing. It has applied to set up a branch in Chongqing. Australia's 4th biggest bank said earlier it will open more than 20 outlets by 2012 on the mainland after it is locally incorporated. (Shanghai Daily).
4. Tostem Corp – Japan's largest building material producer, plans to invest US$53m in Chinese mainland over the next 5 years and will open a show room in Shanghai today - its 1st on the mainland. Tostem plans to expand its presence to Beijing this year. Its plant set up in 2002 in Dalian, Liaoning Province, is one of Tostem's 28 manufacturing bases globally. The plant, which produced products mainly designed for Japanese consumers and exported to Japan, will make products to cater to Chinese customers. (Shanghai Daily).
5. UBS Global Asset Management is poised to enter China's housing market after raising about US$100 million for a joint venture. (The Standard).
