1.规划署刚完成研究报告,建议7个工业区共有29.5公顷工业地可转住宅(约可兴建2万个住宅),报告昨获得城规会原则上通过。获建议可改用途的土地中,以小沥源7.5公顷面积最大,涉及10座大厦,其中8座是单一业权,最大是面积达22.6万方呎的九巴车厂,以及一块由新地(0016)拥有、仍未补地价的工业地。政府最新报告明确建议,位于沙田第一城及愉翠苑旁的小沥源工业区,可全区转作住宅用途。(明报)
2.政府明年搬往添马舰新政府总部后,现时位于下亚厘毕道的「政府山」,其东座和中座将会保留,面对皇后大道中的西座则会连同逾半政府山合共5720平方米土地卖给私人发展商,兴建甲级写字楼、地下商场和绿化休憩用地。有测量师估计,由于中环甲级写字楼供应短缺,土地的楼面呎价有机会去到1.5万元,以总楼面面积约45万方呎计算,卖地价可以高达67亿元。在中环甲级写字楼新供应严重短缺下,这个可建32层、约30万方呎楼面的甲级写字楼土地,势成为未来写字楼高价地焦点。(明报)
3.高铁概念下,不少同区物业纷部署改划。当中近日有业主向城规会申请,将九龙尖沙嘴柯士甸道一百一十四及一百一十六号(九龙内地段第八千八百七十七号)俊三楼,由「商业」及「道路」改作住宅兼商业发展,拟建一幢二十六层高、共四十六个住宅单位的商住大厦,涉及楼面面积约三千七百六十七方呎,非楼面面积约四百七十一方呎,其申请文件指,改划将可发挥对尖沙嘴区未来的发展作出配合,比纯商业发展有更大的设计优点,亦符合政府对增加中型住宅单位的政策。(星岛)
4.市场消息指,九龙塘石竹路四号屋地,获买家斥资一亿二千八百万元购入,以可建楼面一万零五百一十七方呎计算,平均呎价约一万二千一百七十一元。据了解,该地盘面积约六千三百七十四方呎,现规划为「住宅(丙类)」用途,按最高地积比率一点六五倍计算,可建楼面约一万零五百一十七方呎,建筑物高度须不多于十点六七米。(星岛)
5.东方银座(996)出售一项投资物业组合,其中包括香港山顶道梅道一个单位及北京东方银座广场,及京港城市广场,总代价12亿元。集团表示,套现资金将用于各省市进行物业投资,亦将为项目进行翻新,今次出售带来的收益约1900万元。(信报)
6.工业家兼亿利达集团创办人刘永龄,其家族所持有的舂坎角道34至38号两幢洋房,消息指,其中36号屋新近以2.7亿元卖出,洋房面积约6400方呎,呎价42188元。中国海外(688)持有的赤柱富豪海湾,早前传出低调减价一成清货。消息指出,D型双号屋,4938方呎,刚以9500万元沽出,呎价1.92万元。(苹果)

1. Containers are stacked in a storage yard at a container terminal in Shanghai's Yangshan Deep-Water Port. Ports in Shanghai handled 19.06 million TEUs (20-foot equivalent units) of containers in the 1st 8 months of this year, surpassing Singapore to be the world's busiest. The city's container throughput reached a monthly high of 2.64 million TEUs in August, up 20.7% from a year earlier. (Shanghai Daily).
2. Most Chinese said property prices are "too high to accept" despite government measures to cool the sector, a central bank survey showed. Among Chinese households, 72.2% thought property prices are too expensive, up 7 percentage points from 1 year earlier, according to a 3rd quarter survey across 50 cities, posted on the website of the People's Bank of China. (Shanghai Daily).

1. Hong Kong’s Town Planning Board gave the go-ahead Friday to convert nearly 30 hectares of industrial land into residential units over the next several years. Property analysts expect that it will provide an additional 22,700 housing units in a market where the property sector is soaring. The industrial sites are spread among seven districts – Tai Kok Tsui, Siu Lek Yuen, Tsen Wan, Sha Tin, Fo Tan, Yuen Long and Fanling. The planning department said that with high rates of vacancy and centralized ownership in the seven aforementioned districts, they made good candidates for residential development. (China Daily)
2. There was widespread relief last year when Chief Executive Donald Tsang Yam-kuen unveiled initiatives to preserve Government Hill, the centre of administration since early colonial times. Yesterday the government revealed a plan to sell a third of the site to a developer for a 32-storey office tower and underground mall. The west wing of government headquarters at the junction of Queen's Road Central and Ice House Street will be put up for sale after civil servants move to the new headquarters at Tamar at the end of next year. Acting permanent secretary for development Gracie Foo Siu-wai said the wing would be demolished to make way for the 150-metre office tower and podium, while a mall and car park would be excavated beneath Lower Albert Road. Surveyors estimate the 5,720 square metre site, providing 42,000 square metres of gross floor area, could fetch between HK$4.5 billion and HK$7.2 billion. The tower will be about 20 metres shorter than the nearby HSBC and Standard Chartered buildings. (South China Morning Post)
