  4.邻近西铁的荃湾西地区,近期连录大面积工厦交投,其中,南丰沽出荃湾白田坝街二十三至三十九号长丰工业大厦二楼、三楼及四楼全层,以及五楼及十三楼部分楼面,涉及总面积合共十二万方呎,平均每呎造价逾一千三百元。涉资逾一亿五千六百万元,物业分别由五名买家承接。 (星岛)

  5.位处柴湾角街的有线电视大厦三十九楼全层,面积三万五千六百八十七方呎,以六千九百万元成交,平均呎价一千九百三十三元,买家为东九龙投资者,物业以交吉易手,买家现时以每呎十元放租。 (星岛)

  6.科达地产旗下上海街689号美观大厦获一投资者洽购,物业全幢楼高5层,涉及楼面面积31,500平方呎。据市场人士指出,涉及出价约1.6亿元,呎价5,079元。科达主席资深投资者汤君明证实,洽购至尾声,估计日内会有成交。 (文汇报)

  7.据EPRC经济地产库资料显示,柴湾道31至69号蔼宁园昨日录得11宗注册,涉及约6,600万元,估计有财团正向这批年约40年楼龄的旧楼进行收购。另鲗鱼涌英皇道吉祥大厦正获财团收购,昨日再录得36宗登记,涉及约9,134万元。该厦9月底至今录得121宗注册。 (经济日报)

  8.土地注册处资料显示,天峦2期莱茵河大道双号屋,上月由WINPLACECOMPANYLIMITED以约8,538万元购入,董事包括中原港澳行政总裁黄伟雄。另一方面,嘉里(00683)南区Belgravia顶层复式A室,本月由海外注册公司CASTLETOPASIALIMITED以1.828亿元购入,呎价4.97万元。 (经济日报)

  9.市场人士指,何文田京士柏山双号一复式户,以约5,350万元沽出,面积约3,300平方呎,呎价逾1.6万元。 (经济日报)

  10.消息称,中环荷李活道15至19号,欧士大厦高层地下B及C铺,以及低层地下A及B铺,最近一并以约1.1亿元易手。物业地铺面积约1,600平方呎,获餐厅预租,月租约19万元;另地库楼面面积约1,700平方呎,由酒吧承租,月租约10.3万元,回报约3.1厘。 (经济日报)

  11.香港湾仔「国卫中心9楼全层写字楼」,以约1.537亿元(港币下同)售出,楼面约14025平方呎,呎价约10960元。 (经济日报)

  Mainland China

  1. Chinese manufacturing activities grew at a faster pace in October, fueled by expanding domestic demand and stable exports, two surveys showed today. The official Purchasing Managers Index, a comprehensive gauge of industrial activities across the country, increased 0.9 percentage point to 54.7 percent in October. A reading above 50 percent indicates expansion. The index has been in expansionary territory for 20 consecutive months. (Shanghai Daily)

  2. Total volume of China's foreign trade is expected to hit US$2.8 trillion for 2010, up 25 percent year-on-year, the Ministry of Commerce said in a report issued yesterday. The country's overseas shipments will grow in the fourth quarter but at a slower rate year-on-year, said the report. The report forecasted China's foreign trade in 2011 will increase at a slower pace, and will be affected by uncertain factors. (Shanghai Daily)

  Hong Kong

  1. The Hong Kong Monetary Authority instructed banks to lower the maximum amount of mortgage loans from 70 per cent of a property’s value to 60 per cent for properties costing at least HK$12 million and for all properties that are not for self-use. According to the authority’s mortgage data for September compared with August, the amount of new loans approved shrank 21.6 per cent to K$31.6 billion. Of this figure, loans for primary market transactions dropped 41.9 per cent, or HK$1.6 billion. The average loan-to-value ratio of these new loans dipped slightly to 58.6 per cent from 61.4 per cent.
