4.數年內地資金成為香港樓市的重要支柱,據本報統計數據所得,3月一手新盤市場錄得約1,200宗成交,其中內地客佔20%至25%,即內地客單月購入約240至300個單位,涉及資金約15億至20億元。而上月出手最豪的內地客,是一名溫州人於3月29日,動用約6,217.6萬元,購入九龍站天璽皇鑽璽極高層C室,面積2,144平方呎,呎價2.9萬元,創九龍區標準分層單位呎價新高。(經濟日報)

2. New home sales more than doubled in Shanghai in Mar amid increased supply but the city's new housing market is still far from a strong recovery. Sales of new homes, excluding those designated for relocated residents under urban redevelopment plans, soared 150% from Feb to 800,000 sq m, Shanghai Uwin Real Estate Information Services Co said. New home supply more than tripled to 700,000 sq m during the period while the average price remained almost unchanged at a high of RMB19,767/sq m. About 1.43 million sq m of new homes were sold in Shanghai in Mar 2009 when supply reached 1.25 million sq m, according to Uwin statistics. While the general market has been gaining some strength, the high-end sector has seen an even slower pace of increase. A total of 19,000 sq m of new residential properties, costing more than RMB50,000/sq m, were sold across the city last month, an increase of 12.2% from Feb. The average transaction price gained 2.8% from a month earlier to RMB71,202/sq m, Uwin reported. 2 developments in Huamu, Pudong New Area, were best sellers last month by transaction volume. Seasons Villas by Hutchison Whampoa sold 4,673 sq m, or 14 units, at an average price of RMB79,357/sq m while Yanlord Town, a project by Singapore's Yanlord Group, posted sales of 3,485 sq m, or 28 units, at an average price of RMB51,505/sq m.
