5. 上海於全國率先醞釀土地出讓金付款新規則,按付款方式將土地出讓期限分別縮短至30天和三個月:第一種方式要求競得開發商在簽訂出讓合同15天內支付20%的土地出讓金,並且在30天內付清全款;第二種方式要求競得開發商在10天支付總額50%的土地款,餘款在合同簽訂日算起90天(即三個月)內付清,開發商需要同時支付餘款產生的利息。(東方早報)

12. 鷹君集團宣布,擬向非執行董事羅康瑞收購妙園投資三分之一權益,以取得上海盧灣區一○八號酒店權益,並由旗下朗廷酒店負責獨家管理及經營,為期二十年;集團預計,整個收購計劃包括代價、向主席羅嘉瑞支付的購買費及財務援助等,所須支付的總金額約五億七千萬元。該項目位於盧灣區一○八號地段,屬毗鄰新天地的酒店項目,樓高二十四層連五層地庫,總建築面積約五十六萬方呎,提供三百五十七個房間,預料第三季完工。妙園投資原與第三方持一○七號酒店和一○八號酒店各一半權益,羅康瑞一方已同意進行所有權分離,預料年底前完成。(信報財經新聞)

1. China's GDP returned to an annualized double-digit growth of 10.7% in the 4th quarter of last year, the fastest pace in more than 2 years after the government launched massive economic stimulus measures. (Shanghai Daily).
2. New home sales more than doubled in Shanghai in Mar amid increased supply but the city's new housing market is still far from a strong recovery. Sales of new homes, excluding those designated for relocated residents under urban redevelopment plans, soared 150% from Feb to 800,000 sq m, Shanghai Uwin Real Estate Information Services Co said. New home supply more than tripled to 700,000 sq m during the period while the average price remained almost unchanged at a high of RMB19,767/sq m. About 1.43 million sq m of new homes were sold in Shanghai in Mar 2009 when supply reached 1.25 million sq m, according to Uwin statistics. While the general market has been gaining some strength, the high-end sector has seen an even slower pace of increase. A total of 19,000 sq m of new residential properties, costing more than RMB50,000/sq m, were sold across the city last month, an increase of 12.2% from Feb. The average transaction price gained 2.8% from a month earlier to RMB71,202/sq m, Uwin reported. 2 developments in Huamu, Pudong New Area, were best sellers last month by transaction volume. Seasons Villas by Hutchison Whampoa sold 4,673 sq m, or 14 units, at an average price of RMB79,357/sq m while Yanlord Town, a project by Singapore's Yanlord Group, posted sales of 3,485 sq m, or 28 units, at an average price of RMB51,505/sq m. 3. Manufacturing across China grew at a faster pace in Mar, indicating an even stronger expansion in the industrial sector after the Chinese New Year holiday, 2 key indices showed. The official Purchasing Managers' Index, a yardstick of manufacturing activities, increased 3.1 percentage points from a month earlier to 55.1 in Mar, the China Federation of Logistics and Purchasing said. The HSBC China Manufacturing PMI rose to 57, its 3rd highest level on record and up from 55.8 in Feb. 50 is the threshold indicating expansion. Moreover, China's industrial production climbed 20.7% from a year earlier in the Jan-Feb period, up from the increase of 18.5% in Dec. (Shanghai Daily).
4. The number of millionaires on the Chinese mainland rose 6.1% to 875,000 last year due to China's strong economic performance and a rebound in asset prices, the latest Hurun Wealth Report said. Shanghai came in 3rd in the number of millionaires with 122,000 of them, after Beijing and Guangdong Province, said the report, in which the minimum threshold for inclusion was RMB10m. The number of rich people in these 3 cities accounted for 48% of the mainland's total, according to the report released by the Hurun Research Institute, which is best known for its China Rich List. 5. Lots more shops and restaurants are coming to the newly opened Hongqiao Transport Hub in Shanghai, operator officials said. By 1 July, when a new high-speed railway line opens, the number of commercial outlets will grow to 160 from the current 26. The upcoming outlets will feature brand-name shops and restaurants, offering food and goods at the same prices as their downtown locations, said officials with Shanghai Rainbow (Shenhong) Investment Co, the hub's operator. Authorities said they introduced some convenience stores and fast-food chain restaurants into the hub when Terminal 2 of the Hongqiao airport opened on 16 Mar. High-end shops and restaurants as well as Expo souvenir shops will be coming next. The new commercial area, covering 36,000 sq m, will have a large dining area. The hub, connecting a railway station, the Metro and a long-distance bus station with the airport, is expected eventually to handle more than 1 million passengers a day, authorities said. 6.In Mar, 1,632 units of new homes were sold in Fuzhou, an increase of 38.66% from a month earlier, according to latest industry statistics. The average price rose 2.55% on a monthly basis to RMB11,268/sq m. (Shanghai Daily).

9. Ascott - CapitaLand's wholly owned serviced residence business arm, announced yesterday it has recently raised its China portfolio to more than 5,000 apartments in 27 properties across 13 cities by expanding into Chengdu, Sichuan Province. Operational from this month, the 200-unit Somerset Riverview, Chengdu, acquired through the Ascott China Fund, has enabled Ascott to establish a strong foothold in western China and further cemented the firm's leadership position as the largest international serviced residence owner-operator in the country, said Lim Ming Yan, Ascott's chief executive officer. 10. Demand for small and medium-sized apartments continued to outstrip supply in Shanghai in the 1st quarter of this year, according to a latest industry research. Between Jan and Mar, sales of new homes measuring no bigger than 120 sq m each, excluding those designated for relocated residents under urban redevelopment plans, reached 962,000 sq m, accounting for nearly 53% of new homes sold in the city, according to Shanghai Uwin Real Estate Information Services Co. However, the city's stock of small and medium-size apartments was 1.85 million sq m as of Sunday - or one-third of the city's total new home supply. (Shanghai Daily).
11. Shanghai’s 2 international airports will be connected by a 2 hour subway ride starting Thursday, when Metro Line 2 extends farther east. Shanghai Shentong Group, the subway's operator, said that initial service from Guanglan Rd Station to the Pudong International Airport Station will last from 9am to 4pm. The service time will extend to rush hours before the World Expo starts in May. Metro riders who intend to go to Pudong airport will have to get off first at Guanglan Road Station, the current eastern terminal, and wait at the same platform for a 4 carriage train which will take them rest of the way. That part of the ride, with 8 stops, will take about 45 minutes. (Shanghai Daily).
12. China’s Chongqing municipality, home to about 30 million people, is planning 1 trillion yuan ($147 billion) of spending on infrastructure and property projects to bolster economic growth. The spending covers 323 projects in the southwestern municipality, including construction of the world’s tallest twin towers, according to a Chongqing Economic Times report posted today to the Chongqing government’s Web site. The government will “lead” about two thirds of the spending, which also includes funding for railways, hydroelectric power generation and low-cost housing, according to the report, which cited Chongqing’s economic planning commission. It didn’t give details on the source of the funding. (Bloomberg).

1. Cheung Kong Holdings has reaped HK$7 billion from selling 800 homes since launching Festival City in Tai Wai. Together with the sale of flats in La Mer in Tung Chung, the developer sold HK$10 billion worth of homes in the first quarter, almost four times more than a year ago, said executive director Justin Chiu Kwok-hung.
