1. 日前澳洲基金麦格理沽出上环维德广场全幢,消息人士透露,买家为本地财团李锦记,该集团曾看过多幢放售中的全幢商厦,最终拍板购入上址,由于交易条款为出售公司,因此,买方须支付卖方沽出物业所赚取利润的利得税,由于麦格理出售物业获利十五亿元,以利得税百分之十六点五计算,即合共约二亿四千七百五十万元,该笔费用由李锦记支付,因此,买方实际上以四十三亿四千七百五十万元购入上址。消息指出,以该厦总楼面三十九万六千方呎,及以易手价计算,平均呎价约一万零九百七十八元,该厦每月收租逾一千一百多万元,回报逾三厘。 (星岛日报)
2. 将于本周六发售的鸭脷洲南湾,发展商昨天公布加推二十二伙发售,平均呎价一万七千七百八十八元(建筑面积计.下同),较首批单位提价百分之三,但与发展商早前公布的意向呎价二万五千元,则大幅折让近三成,预计周六推售一百伙卖完可套现四十亿元。另外,帝峰.皇殿昨天推售五十一伙,市场称昨天共沽三十伙,而项目累销六百四十伙,占整体六成六。 (信报财经新闻)

1. Shanghai is set to launch an over-the-counter equity exchange for high-tech companies in the 2nd half of this year to lure private investors. Shanghai Zhangjiang Hi-Tech Park Development Co plans to invest RMB16m to set up the equity exchange for non-listed companies, according to a statement to the Shanghai Stock Exchange. The exchange will be located in the Zhangjiang High-tech Park in Pudong and will initially help start-up firms in Shanghai and other cities in the Yangtze River Delta region raise money. It will be gradually expanded to become a national bourse to promote high technology and industrial upgrading, the Pudong Development and Reform Commission said in an earlier document. 2. Shanghai’s banking regulator said it will "severely punish" banks that bypass the tighter mortgage policy set by the central government to curb speculation in the real estate market. No irregularities were found in a June inspection of 4 major banks in the city, the Shanghai bureau of the China Banking Regulatory Commission said in a statement. (Shanghai Daily).

1. Sun Hung Kai Properties is selling another 22 homes at Larvotto in Ap Lei Chau on Saturday, with the average price nearly 3 percent higher than the previous batch, according to the price list released yesterday. Prices average HK$17,788 per square foot versus HK$17,288 psf. The 22 apartments in Tower 1 range from 2,363 square feet to 2,567 sq ft and will sell from HK$39.375 million to HK$48,228 million.
